How We Estimate
Your Home's Value
Transparent, data-driven, and scientific. We break down the math behind our Automated Valuation Model (AVM).
The Data Source
Omonop processes millions of real estate records daily across Canada. Our model uses a combination of active list prices, verified sold records, and government assessment data to build a complete picture of your local market.
- Real-time MLS® feed integration
- 10-year historical pricing database
- Neighborhood-specific volatility tracking
- Property-specific feature weights

Our 3-Step Valuation Logic
Geographic Indexing
We use H3 Geospatial Indexing to identify similar properties within your immediate neighborhood. We prioritize houses on similar street types and within a 2km radius.
Adjusted Comparative Analysis
No two homes are the same. Our model applies scientific adjustments based on:
Confidence Scoring
Finally, we calculate a Confidence Score. If the local data is too thin, we broaded the range or suppress the estimate entirely to ensure you're never misled by inaccurate predictions.
AI Transparency & Your Rights
Under the Artificial Intelligence and Data Act (AIDA), you have the right to know when an automated system is making predictions about you or your property.
This model is a predictive tool, not a legal appraisal. It uses statistical regression to estimate value.
